Our Lettings Procedure

Once you have found the property you wish to let we will ask you to complete an application form and pay a holding deposit (equivalent to two week's rent, which is non refundable) in order to reserve the property whilst we apply for references.

We ask for an Employer's reference, previous Landlord reference and, a Bank reference (or sight of the last 6 month's bank statements). If you are not working and are in receipt of housing benefit we will always require you to have a guarantor (a property owner) who will step in and pay your rent on your behalf if necessary. For student lets we will also require a guarantor. All tenants must supply proof of identification before residency. From tenants claiming Housing Benefit we require sight of your claim number before residency.

Once your references have been approved we will arrange a mutually convenient time to check you into the property during which a full inventory is taken of the condition of the property.

Before signing the Tenancy Agreement you will be required to pay the balance of the deposit and one a minimum of one month's rent.

If you wish to pay by cheque you must allow 7 working days prior to the moving in date for the funds to be cleared.

Tenancy Agreements

It is a legally binding document between you and the landlord, applicable only to you and the property that is being rented. The tenancy states the amount of rent, the length of the tenancy and your rights and responsibility. Your agreement will most probably be an Assured Short Hold Tenancy under the Housing Act 1988.
