It is no rumour that January can be a busy time for agents, customers have done the Christmas and New Year thing, and are ready to sell or let. Where do you go next? Valuations? Yes.
However, before you pick up the phone, there are some handy hints that we think will benefit you in preparation to market your property. If your home feels happy the customer will feel this too.

Have a big clean out! – If you’re rather messy or totally house proud there’s always time for a deep clean of your home as the New Year starts. Start by going from room by room and put real elbow grease into it, its therapeutic, promise!

Be clutter FREE! – One thing we can all agree on is throw out those garments and silly nik naks that we haven’t worn or looked at for years. Be seasonal, put away all the summer bits until June and then vice versa when Autumn sets in again, large storage boxes can make all the difference and can be hidden in any nook in the house, they keep clothes fresh and dust free!

Change furniture around! – Its all about space, don’t make it look like a generic hotel; leave some personality. Apart from anything else it gives unimaginative buyers suggestions as to what they might do. Clean windows inside and out, and replace any broken light bulbs. Making the place feel light and airy makes rooms feel bigger and the property more attractive.

Smell a Sale! – Bad smells are the single biggest turn off for prospective buyers. Don’t just cover them up, fix the source of the smell. Clear drains, wash bins, open windows, air the kitchen from old cooking smells, get rid of furniture that is embedded with cigarette smoke, and wash any grimy bed sheets. Plants and flowers bring colour, life and light to a room and also smell wonderful.

Big Changes! – If there are any obvious conversions – adapting the garage into extra rooms, or going up into the loft – and you have some spare cash, why not take advantage of this cash rather than letting the new owners make easy money out of improvements. You should usually recoup your money. This can also make a or break a decision for buyers. If you don’t have enough spare cash to make the conversion, consider getting planning permission anyway.
