When It Comes To Selling A Property, Greed Is Not Good

When it comes to selling your home and moving on to the next property, it is essential that you think very carefully and make any selling decisions accordingly. We all want to attain the highest price for the property we are selling, but it is important to be mindful not to price it above what it is worth.

The main ramifications of pricing your property too high is that it won’t result in any offers. Prospective buyers will view said property online, they may even go and see it in person, but ultimately it will not garner any offers.

This subsequently will put doubt into interested buyers’ minds that perhaps there is something wrong with this property as it has been on the market for a long time without any offers. Eventually you will be forced to reduce your price and maybe even sell under market value.

One example of this is a customer who wanted to sell their property for over £200,000, we had valued it accurately at £195,000. They declined to sell it at the lower price and went elsewhere at a higher price – of course, it didn’t sell, and they ended up selling it for a price significantly below its value – £187,500.

Not only did they lose money, they lost time as well and we all know that time is a precious commodity.
