House Prices Across Poole And Bournemouth Continue To Surge

The property market is still running hot with house prices in the South-West surging 11.6% year-on-year

Market momentum is still dominating the headlines as the property market enjoys its strongest start in 17 years despite an interest rate rise, the creeping cost of living and lingering Covid uncertainty.

So why are prices still rising? This is mainly being driven by the lack of available stock on the market and the huge increase in demand from prospective buyers. According to Rightmove the number of buyer enquiries in January were 15% higher than the same time last year.

We take a look at the latest data from Zoopla to see how this has impacted house prices in Poole & Bournemouth over the last 12 months.

First let’s look at the English average as a benchmark.

Across England there were a total of 493,426 sales over the last 12 months and the average sold price was £356,860.

The average price breakdown of different property types over the last 12 months;

  • Detached: £489,036
  • Semi-detached: £314,018
  • Terraced: £299,264
  • Flats: £301,405

How does this compare to house prices in Poole? 

In Poole there were a total of 1750 sales over the last 12 months and the average sold price was £454,658. The highest recorded sale price was in March 2021 at a staggering £8 Million.

  • Detached: £626,098
  • Semi-detached: £334,886
  • Terraced: £304,123
  • Flats: £340,174

How does this compare to house prices in Bournemouth?

In Bournemouth there were a total of 2,148 sales over the last 12 months and the average sold price in Bournemouth was £350,230.

  • Detached: £476,215
  • Semi-detached: £329,806
  • Terraced: £283,229
  • Flats: £245,068
