*Exit Fee Contribution Terms & Conditions: The contribution towards exit fees is designed to help landlords move from their existing agent without financial barriers. The exit fee contribution is available to landlords who switch their property to Martin & Co on a Managed or Premium Managed service. We will contribute up to a maximum of £1,000 per property towards documented exit or termination fees charged by the previous letting agent. The contribution cannot exceed the documented exit fee charged by the previous agent. Landlords must provide a copy of the relevant paid invoice of the exit fee/s charged by their previous agent. The exit fee contribution will be paid directly to the landlord once the property has successfully transferred to our management and the management agreement has commenced. To qualify for the contribution, the landlord must retain Martin & Co as the managing agent for a minimum period of 24 months from the date management begins. If the landlord terminates the management agreement within the 24-month period, the exit fee contribution will become repayable to Martin & Co in full, in addition to any other termination fees as outlined in the terms of business. Repayment will be due within 30 days of termination of the management agreement. The contribution applies only to exit or termination fees relating to the transfer of letting management and does not cover unrelated charges such as maintenance costs, outstanding invoices, or tenancy-related expenses. This offer is available to new management instructions only and cannot be applied retrospectively. Martin & Co reserves the right to amend, suspend, or withdraw this offer at any time without prior notice.

**12 Months Free Rent & Legal Protection Terms & Conditions: The 12 months free Rent & Legal Protection cover is available to landlords who instruct Martin & Co on a Managed or Premium Managed service. The cover will be provided free of charge for the first 12 months from the commencement of the management agreement. Rent & Legal Protection is provided through our approved insurance partner and is subject to the insurer’s terms, conditions, and underwriting criteria. To be eligible the tenancy must meet the insurer’s referencing requirements, including satisfactory tenant referencing prior to policy activation. The property must be let and managed through Martin & Co for the duration of the cover. If the landlord terminates the Management service during the 12-month cover period, the Rent & Legal Protection policy may be cancelled in accordance with the insurer’s terms. After the initial 12-month period, landlords may choose to renew the Rent & Legal Protection policy at the prevailing market rate. This promotion is available only to new management instructions and cannot be applied retrospectively. Martin & Co reserves the right to amend, suspend, or withdraw this offer at any time without prior notice.
