Here are our top 10 tips to get your property ready for sale when the time is right.

1. Improve your kerb appeal
   The exterior of your house is so important to a viewer as it makes a lasting first impression and can set the tone for the entire viewing. Keep your garden tidy, free of clutter and get your windows cleaned.
2. Keep your rooms bright & airy
   A bright room is an appealing room. Ensure that all your light bulbs are working and that the house has been well aired. Light and neutral colours can help to make a room feel more spacious.
3. Remove clutter and personal items
   Ask a friend to suggest some items to remove. Even items that you love, such as your bike, or shoe rack could clutter an otherwise spacious hallway. Try to clear away as much as possible to streamline your home.
4. Fix minor problems
   Viewers will be on their guard so be sure to take the time to fix that leaky tap, lose door handle, cracked tile or mark on the wall. Don’t give the viewer an excuse to offer lower.
5. Give viewers space
   Allow viewers time to talk, wander the rooms alone and have all the time they need to assess your home in peace. Let them start picturing themselves living there!
6. Put your pets away
   As much as we love Fido, your viewer may have an allergy. Keep them in a separate room or with a friend and make sure you have thoroughly hoovered away any fur.
7. Stay prepared
   Keep your house well-maintained for those late or last-minute viewings – you never know when the right buyer will enquire.
8. Don’t forget the nice smells!
   Candles or fragrances can have a big impact on a home and really help your property to have a homely touch.
