It only takes one buyer to successfully sell a house! In reality there are buyers out there 365 days a year. Just some days there are more than others. It is no rumour January is a popular time to sell, there is a 10% increase in buyers according to the NAEA. The Christmas rush is over, children are back at school, some have the notion ‘New Year, New Start’ and the good old New Year’s resolutions crop up such as ‘you WILL finish the kitchen or the loft extension’ in preparation to sell. Being one of the busiest and reputable Estate Agents in Bournemouth we always find there is an influx of market appraisals and new properties to the market and then another wave in the spring.

But…how do you make the house stand out? The weather still isn’t great, the house is full of left over gifts and bit and bobs, the garden is overgrown… well Lovett are on hand to provide some simple tasks, that won’t exhaust you or take up all your time in order to get your property looking market ready in 2018.

  • Improve Curb Appeal

Sellers often overlook the importance of their home’s curb appeal. The first thing a buyer sees is a home’s external appearance and the way it fits into the surrounding neighbourhood. What better way to set your home apart than to make it attractive at first glance? Painting the outside or getting that driveway wall fixed will have a massive impact on the first impression.

  • Get Your Home in “Move In” Condition

Appearances are important, but it’s also important that doors, appliances and electrical and plumbing fixtures be in compliance with current building regulations and in working order. Again, the idea is to have the home in move in condition and to give potential buyers the impression that they will be able to move right in and start enjoying their new home immediately, rather than spending time and money fixing it up.

  • Clear the Clutter

It is key to remove all clutter from the home before showing it to potential buyers because buyers need to be able to picture themselves in the space. This might include removing some furniture to make rooms look bigger, and putting away family photographs and personal items. De-cluttering doesn’t mean running to Ikea or Laura Ashley to spend a fortune on new furniture, there are plenty of ways to create the perfect balance room by room with what you’ve got.

  • Give the walls a fresh face

Take everything off your walls, scrub them down and give them a fresh coat of paint. Go with warm neutrals – beige, pale yellow or rose. They’re colours that make everyone feel good and look their best. When you’re done painting – don’t put anything back up. If you’re not sure which shade or tone of a certain colour, make sure you use the handy Dulux app where it will show you which colours suit which walls. Alternatively, there are plenty of interior design websites to get inspiration.

  • Dig out all relevant paperwork

While you’re cleaning and scrubbing, keep an eye out for paperwork that’s been stashed in random places throughout the years. Warranties, installation invoices, mortgage paperwork — gather it together. Buyers want an active, informed seller who is involved with the details of their home. Give the people what they want, and in turn you’ll have an easier time selling your home for top money. If you are selling a leasehold flat it is very handy for the agent to have all the relevant information about leases and ground rents…buyers can be put off but not having it.
